New-Build Cladding: A Whole New Rulebook

The NHBC Standards 2025
From January this year, the new NHBC Standards 2025 came into force. These aren’t just a minor update — they’re a step change. Energy efficiency and the Future Homes Standard
It’s not just about fire. The government’s push toward the Future Homes Standard is shaping façades too. From 2025, new homes are expected to meet stricter energy performance targets — with lower U-values, higher airtightness, and smarter detailing to cut carbon and reduce bills. That makes cladding choices central to both compliance and cost performance over the long term.

The pressure of Gateways
Overlaying all of this is the Gateway regime, which applies to higher-risk buildings under the Building Safety Act. This process embeds fire safety into planning, design, and completion, meaning every design decision carries weight. Approvals take time, and delays at this stage can derail entire programmes. The regulator has even launched a fast-track service to deal with bottlenecks, but the message is clear: if your documentation isn’t robust, you won’t move forward.
